MOLD REMEDIATION
Mold becomes a problem inside a home or business when there's excessive humidity or moisture for an extended period of time. The problem can originate from sudden water releases, like a burst pipe or large spill that goes untreated, or from a chronic condition, such as a leaking roof or plumbing. High humidity or warm, moist air condensing on cool surfaces can trigger mold problems.
It's always best to have the mold evaluated and removed by Enviro-Clean Services, Inc.

Mold can grow almost anywhere in a home or business if conditions permit. If there is visible growth on painted wall surfaces, property owners should be concerned about what may be growing on the wall's opposite side. The environment inside the walls of a house often differs drastically from the outside and could create a perfect haven for mold. If the wall remains wet for a prolonged period, it's almost guaranteed that the mold growth on the back side will be worse than on the front. At that point, containing the work space and removing moldy materials, followed by cleaning of salvageable framing, are the best options.

Enviro-Clean Services, Inc. has the training and experience to: identify moisture sources, evaluate mold growth (visible or suspected), to contain damage to the smallest area possible, to physically remove contamination, to dry materials to ensure that mold will not return, and to perform or recommend procedures for returning property to a pre-loss condition.

PROCEDURES FOR MOLD REMEDITATION:

1. Assessment

  • Greet customer without crew inquire as to the possible source of microbial growth
  • Utilize a mold inspection report or an infra-red camera to pinpoint moister or possible mold activity
  • Tour house with customer locating microbial growth or other likely locations
  • Ask for location of electrical breakers -Document and assess damage with camera
    as part of your inspection
  • Estimate time for completion and alert customer
  • Address concerns and questions of customer
  • Sign work authorization sheet
  • Make appointment with customer for returning home
  • Assign jobs to crew and begin

2. Manipulation of contents

  • Alert customer to the removal or manipulation of any contents
  • Take pictures of positioning of furniture and contents
  • Using dollies or proper lifting techniques move contents into unaffected areas
  • Load contents into storage containers or off site if required
  • Raise containment barriers or cover contents if needed
  • Containment barriers are required to be air tight and separate the work area from
    uncontaminated areas
  • Clean rooms are constructed inside containment areas for the cleaning and re-bagging
    of debris for removal
  • HEPA vacuums and PPE are stored in clean rooms to remove risk of cross contamination
  • Air scrubbers are used inside containment to remove debris and maintain integrity of clean room
  • Fog inside of containment fields before removal
  • Removed barriers or covers and replace furniture in initial position after fogging

3. Implementation of Equipment

  • Remove air scrubbers, brushes, drills, buckets, scrubbers, paint guns, tape, fogger,
    saw, plastic, blades, biocide, and sealant from box trailer
  • All equipment is placed an area inside away from exits for safety, aka completion site
  • Equipment is assigned to crew according to task assigned
  • Unused tools should be returned to the completion site
  • Tools are returned to the box trailer and stored securely
  • Sweep the house for equipment and tools before fogging
  • Box trailers are refilled to operational capacity upon return to office

4. Air Duct Cleaning

  • Chalk lines should be made around the areas suspected of microbial growth
  • Lines should be trimmed then cut along the strait edge to allow for quick, precise removal
    of infected materials
  • Hammers and saws are applied to allow for greater removal size and control of debris
  • Remove infected materials in suspect areas 8"+ around root growth
  • Infected material must be bagged or seal in plastic at least 3 mil+ for removal
  • Cutting and removal ends when all infected material has been removed
  • Inspect studs, flooring, ceiling, or wall coverings for spread of microbial growth
  • Wash and seal non-disposable materials like studs and framing material
  • Typically we utilizes Microband as our biocide for washing exposed cavities, studs, walls,
    ceilings, or any other area contaminated by mold spores
  • Sealant is applied 30+ minutes after biocide dries to the washed area
  • Fosters 4051 Anti-Fungal paint is used in our paint guns or brushes for sealing the area
    against future infestation
  • Air scrubbers are used to purify the air by HEPA filtration in affected areas which can be used during initial phase or throughout the remediation process
  • Air duct cleaning may be required to prevent cross contamination
  • Light to heavy cleanup is used to remove any debris from manipulation of tools and covers
    from the work area
  • Fogging the structure takes place after containments are down and all debris removed
  • Some containments require fogging before removal to prevent cross contamination
  • Customers must be alerted to the safest time to reenter the structure which usually is 3+ hours after the administering of any biocide
